What do we do?
We begin every job with a 1 hour free consultation meeting. We listen carefully to our client needs, ideas and wishes and discuss what we can do to get the job done.

Later we send our client an offer tailored exactly for his project with a scope as discussed.

Satisfied and signed the offer, we move forward to the next step.

A land surveyor is assigned to provide needed drawings showing contour lines, site boarders, fences, trees, easement location, drainage, pits, adjacent properties, views, local features, etc..  (This needs to be carried out by a Licensed Surveyor at extra cost)

Our architect undertakes a site visit to assess and confirm feasibility of the suggested building works and scope.

With step 2 completed, we provide a sketch design showing zoning, areas and layout arrangements for discussion / approval.
We then provide partition plans, elevations and a 3D model “if required” as a final step of design.
If required by Council, after approval of concept design, we prepare a full package for planning application purposes including plans, elevations, external finishes, existing conditions and site context. Liaise with council officers and incorporate their comments, if any.

If requested by council, a landscape drawing prepared by a landscape designer might be needed “at extra cost” as well as a town planner review for complex projects “at extra cost”.

Lodging the relevant application forms and be ready for advertising.

We then prepare working drawings package for building permit purpose. This package will enable builders to provide a fixed price contract for building works.

The drawings provide partitioning, flooring and ceiling plans, elevations, sections, and detailed sections showing roof construction, dimensions and site works.

We also prepare internal elevations drawings showing finishes, built-in joinery, fittings, extent of wall-tiling, wall mirrors..etc.

These elevations assist with costing estimates and clarify details of finish.

Full specification sheets are also provided to guarantee finishes and fittings quality and help builders provide their quotation. The specification describes the standards of workmanship and includes details of fittings, finishes and materials to be used.
As part of the building permit package, a full set of structure and services drawings shall be submitted. We coordinate with these engineers “Licensed Engineers to be hired at extra cost” throughout this stage. As well, a soil report shall be prepared and submitted “Licensed geotechnical to be hired at extra cost”.
A building permit application is lodged in through the appointed building surveyor.
We analyze quotations and make recommendations to the Client for the appointment of a builder.
We undertake regular site visits to monitor progress, provide professional replies to builder’s RFI’s as required and ensure the finishes and details are consistent with the design concept. We also record variations, progress claims, etc and advise on the validity of such claims.
